A home’s photos on the MLS are the first impression to the buyer – and also to an appraiser (when an in person appraisal is not possible). All levels of service include a checklist to ensure the house looks its best when it hits the market.

One Hour Consultation
This includes a plan for declutter and rearrangement of the homeowner’s furniture and options to add greenery, artwork, and decor to give the home additional curb and photo appeal.
$100 for up to 2,500 sq. ft. || $200 for over 2,500 sq. ft.
Staging Packages
FIRST IMPRESSIONS … $299
This package includes decor for the front door and/or front entry, fireplace, bathrooms, and kitchen.
ESSENTIALS … $899
This package includes decor and furniture for front door, kitchen, living room, bedroom, and bathroom.
PREMIERE … $1,499
This package includes decor and furniture for front door and foyer, kitchen, living room, dining room, and bathrooms. Two bedrooms and office or screen porch, second living area and outside living areas. Includes curtains and rugs for living room, dining room, bedroom, plus professional photography.
Occupied Home Staging
Designed for the home that’s lived in, I utilize existing homeowner’s furniture and enhance the rooms with additional decor, artwork, and greenery. Quote based on consult.
Vacant Home Staging
This service is designed for an empty home. I will provide furniture, decor, artwork, rugs, curtains, and greenery for roos and areas both inside and outside of the home.
Model Home Staging
I will provide furniture, decor, artwork, rugs, curtains, and greenery for model homes.
Timelines
I request a 72 hour notice and 2-3 days to complete staging. Price includes set-up and take down of furniture.
Staging will remain in place for 30 days or until appraisal is completed, whichever comes first.
